If you’re thinking about Sowparnika Rhythm of Rain, it helps to know that Sowparnika isn’t new to this corner of east Bengaluru. The developer has several projects within a short drive of Hope Farm Junction, some finished and some still going up. Seeing their completed buildings is the best way to judge what you’ll get, so here’s a practical guide to what’s around, based on the listings we could check.

One caveat first. Sowparnika’s own website wasn’t reachable when we researched this, so everything below comes from property portals. Where they disagree, we say so. Please confirm any figure with the developer or on the Karnataka RERA portal.

Sowparnika Indraprastha

Indraprastha is the smallest of the group and the one that tells you most about Sowparnika’s compact-home approach. Houssed lists it on Soukya Road on 1.65 acres, with one tower of four floors and 268 units. The mix runs from a 1 RK of about 328 sq.ft through 1 BHK, 1.5 BHK and 2 BHK up to a 3 BHK of about 896 sq.ft, and the listed prices ranged from about ₹30 lakh to ₹83 lakh. Its RERA number is listed as PRM/KA/RERA/1250/304/PR/180601/001848. It’s shown as ready to move, so you can visit and see a lived-in Sowparnika building.

Sowparnika Ashiyana

Ashiyana matters most if you’re looking at Rhythm of Rain, because it’s directly opposite the site on Panchamukhi Anjaneya Swami Road. The listings agree on roughly 4.37 acres and an 8-floor structure (RoofandFloor gives basement + stilt + 8), with five wings named A to E. They don’t agree on the number of homes: RoofandFloor and Houssed say 784, Square Yards says 312. Unit sizes are compact, from a studio of about 345 sq.ft to 3 BHKs of around 899–1,059 sq.ft. Two RERA numbers are listed: PRM/KA/RERA/1250/304/PR/201201/003726 and PRM/KA/RERA/1250/304/PR/201215/003748, which suggests the project was registered in phases.

Sowparnika Ashiyana

Portals describe Ashiyana as ready to move, and Square Yards gives a completion date of June 2025. That gives you something concrete. Go and look at the finish of the common areas, the lifts and the parking. Ask a few residents how possession went and how maintenance is handled. Their answers are the closest thing you’ll get to a preview of Rhythm of Rain’s delivery, as the developer and the neighbourhood are the same.

Sowparnika Euphoria in the East

Euphoria is the larger sibling, listed at Doddagattiganabbe near DPS Whitefield, which village records place next to Samethanahalli. RoofandFloor and NoBroker list two towers and 1,102 homes on about 8.5–8.6 acres, with sizes from 1 BHK of about 540 sq.ft to 3 BHK of about 1,572 sq.ft. The RERA number is listed as PRM/KA/RERA/1250/304/PR/180724/006943. Possession dates vary: RoofandFloor says May 2030 and Square Yards says May 2031. NoBroker reports monolithic construction with core and shear walls. One listing also describes a “Codename The New Whitefield” project with the same unit count and land area, which suggests it was Euphoria’s pre-launch name. We couldn’t confirm that. Sowparnika Rhythm of Rain

Rhythm of Rain is the newest of the four, launched publicly in March 2025 at ₹9,300 per sq.ft. Three towers of B+G+14, 725 homes in total, and sizes of 1 BHK 543–551 sq.ft, 2 BHK 940–1,157 sq.ft and 3 BHK 1,194–1,601 sq.ft. The RERA number given by every listing is PRM/KA/RERA/1250/304/PR/290125/007454 (we couldn’t check it on the RERA portal ourselves) and the RERA completion date is January 2032. Compared with the older projects in the area, the homes here are noticeably bigger. Ashiyana’s largest 3 BHK, at about 1,059 sq.ft, is smaller than Rhythm of Rain’s biggest 2 BHK. Seeing them in one afternoon

The good thing about this cluster is that you can cover it in a few hours. Start at Rhythm of Rain near Hope Farm Junction and look at the site progress. Then walk across to Ashiyana and ask the security desk if you can see the lobby and common areas, or arrange it through a resident or a resale agent. From there, Indraprastha on Soukya Road is a short drive, and Euphoria in Doddagattiganabbe is close by as well.

At each one, look for the same things: the quality of the plastering and tiling in common areas, whether the lifts are well maintained, how the basement handles water, and whether the landscaping looks like the brochure. Ask residents about the possession process, how snags were handled, and how the handover to the residents’ association went. Write it down as you go. By the end of the afternoon you’ll have a far clearer view of Sowparnika than any website, including this one, can give you. And it’ll help you frame the right questions for the Rhythm of Rain sales team, using our brochure as the reference.

What this cluster tells you about the developer

Taken together, these projects show a developer that has worked this one micro-market for years and moved gradually from compact, budget homes towards larger mid-segment flats. That’s useful context. It means Sowparnika knows the local approvals, roads and suppliers, and you can check its finished work without travelling across the city.

But a local footprint isn’t a guarantee. Claims about the company’s overall track record vary a lot between sources, from “50+ projects” to “70 projects”, so we don’t repeat any of them. Judge it the practical way: visit Indraprastha and Ashiyana, compare what was promised with what was built, and read the RERA quarterly updates for the projects still under construction.
