Before you book a flat that won’t be ready for years, the developer matters as much as the floor plan. You’re trusting a company to finish the building, deliver what’s in the agreement and hand over properly. So let’s look at Sowparnika Projects, the company behind Sowparnika Rhythm of Rain, using only what we could find in sources, and then talk about how you can check a builder’s record yourself.
Who Sowparnika Projects is
The company behind Rhythm of Rain is Sowparnika Projects & Infrastructure Pvt Ltd, based in Bengaluru. Its own website describes it as a “real estate developer since 2003”, and the Housivity developer profile also gives 2003 as the founding year. One portal, HomeBazaar, mentions 2007 in one place and 2003 in another, so 2003 is the better-supported date.

The track-record numbers are less tidy. The March 2025 launch press release for Rhythm of Rain described the group as having 25+ years in real estate, 50+ projects delivered across Karnataka, Kerala and Tamil Nadu, about 5.5 million sq.ft of homes and roughly 10,000 families served. Housivity says 50+ completed projects and more than 25 ongoing. Aurum PropTech gives 24 years and 70 projects with 18 ongoing. Housiey says 21 years and 50+ projects.
You’ll notice that “25+ years” doesn’t sit neatly with a 2003 founding, since 2003 to 2025 is 22 years. It may count earlier group activity, or it may be rounding. We can’t tell from the sources. So the fair summary is this: the company has been around since about 2003, and it claims around 50 or more projects, but the exact count depends on who you ask. The press release also says the company launches two to three projects a year.
The company’s stated focus is affordable and mid-segment housing, mostly in east Bengaluru (Whitefield and Hoskote), with projects on Sarjapur Road and Mysore Road and in Kerala and Tamil Nadu.

We picked projects that buyers looking at Rhythm of Rain usually ask about. Figures are as listed on the portal named, not official data, and “possession” means the date shown on that listing.

Listed figures can differ between portals. Confirm each project on the Karnataka RERA portal.
Ashiyana is the one to pay attention to if you’re considering Rhythm of Rain. The address listings put Rhythm of Rain on Panchamukhi Anjaneya Swami Road, directly opposite Sowparnika Ashiyana, near Hope Farm Junction. So you can walk across the road and see a finished Sowparnika building in the same micro-market. That’s rare and genuinely useful. The Columns is also on the Soukya Road side of Whitefield, and Euphoria in the East is another Whitefield project currently under construction. A word of caution on the “possession” dates in the table. Those are listing dates, often the RERA completion dates. They don’t tell you whether each project was actually handed over on that date, earlier or later. That’s something you’d need to check with residents or on the RERA portal, and we have not verified it for any project.
Where Rhythm of Rain fits
Sowparnika Rhythm of Rain is one of the company’s larger Whitefield launches: 3 towers of basement plus ground plus 14 floors and 725 homes, launched publicly on 21 March 2025 at ₹9,300 per sq.ft. Its RERA number across sources is PRM/KA/RERA/1250/304/PR/290125/007454, with a RERA completion date of January 2032. We couldn’t open the RERA portal to confirm these, so please check them yourself. Construction using Mivan aluminium formwork is reported by portals but not confirmed by the developer to us.
It sits in the same pattern as most Sowparnika projects: larger unit counts, mid-range sizes and prices pitched below the area average. The launch release positioned it as homes under ₹1 crore in a location where it put typical rates at ₹11,000–15,000 per sq.ft. More on pricing on our price page.
How to check a builder’s record yourself
Don’t take any website’s word for a builder’s reputation, including ours. This is what we’d do over a weekend.
Search the RERA portal by promoter
On rera.karnataka.gov.in you can look up projects by promoter name. For each completed project, compare the original completion date with any extension the developer applied for. Extensions aren’t automatically bad (the pandemic years delayed nearly everyone), but a pattern of repeated extensions tells you something. Check for complaints filed against the promoter too.
Look at quarterly updates on ongoing projects
Developers are expected to file progress updates for registered projects. Compare what’s been reported for, say, Euphoria or Whispering Petals with what you see on site. If the paperwork and the ground match, that’s a good sign.
Visit a finished project and talk to residents
This is the most useful step, and for Rhythm of Rain it’s easy because Ashiyana is across the road. Look at the common areas, lifts, paint, drainage and parking. Ask a couple of residents how handover went, whether the promised amenities were delivered, how long snag fixing took and how maintenance is handled. Talk to the security staff and the association if you can. You’ll learn more in an hour there than from any brochure.
Check occupancy certificates and Khata
For completed projects, ask whether an occupancy certificate was issued and whether Khata transfers went through smoothly. Residents usually know. For Rhythm of Rain, the press release mentions A Khata approval. Ask for documents rather than accepting the word.
Read reviews with care
Online reviews swing between glowing and furious, and many are written by people with an interest in one direction or the other. Look for specific, repeated points (delays, leakage, quality of finishes, responsiveness) rather than star ratings.

Our honest view
Sowparnika has been building in Bengaluru for around two decades and has a visible body of completed work in the same corner of Whitefield as Rhythm of Rain. That’s a real plus, because you can inspect it. What we can’t give you is a verified on-time delivery record, because the RERA portal wasn’t accessible to us and the track-record figures in circulation don’t agree.
