Sowparnika Ashiyana is the project that Sowparnika Rhythm of Rain literally faces. Portal addresses for Rhythm of Rain describe it as being on Panchamukhi Anjaneya Swami Road, opposite Sowparnika Ashiyana, near Hope Farm Junction in Samethanahalli. So if you’re looking at Rhythm of Rain, Ashiyana is the building across the road, already finished and lived in. That makes it the single best reference point you have.
Here’s what the property portals say about Ashiyana, where they disagree, and how it compares with Rhythm of Rain for different kinds of buyers. Prices are portal figures as listed, so treat them as a guide only.
Location
Square Yards, NoBroker, Homebazaar and Settlin all place Ashiyana in Samethanahalli, Whitefield, on the Hope Farm side. Since Rhythm of Rain is described as being right opposite, the two share everything about location: the same approach roads, the same Joy Ice Creams bus stop area, the same distance to the Sathya Sai hospital and Kadugodi metro, and the same Soukya Road traffic. For a buyer, that’s useful. You can judge the neighbourhood from Ashiyana’s balconies today, years before Rhythm of Rain is finished. More on the area is on our location page.
Size and structure
This is where the portals disagree most, so read this part carefully.
- Land: 4.37 acres (Square Yards), 4.18 acres (NoBroker), 4 acres (Homebazaar).
- Blocks: Square Yards lists 5 wings (A to E) and NoBroker 5 towers. Homebazaar says 2 towers of B1 + stilt + 8 floors, and Settlin says 7 blocks.
- Units: 312 (Square Yards) against 784 (NoBroker).
The project seems to have been built in phases (Square Yards and Address of Choice both refer to a Phase II), and that probably explains part of the confusion, with some portals counting one phase and others the whole development. We’d say “about 4 to 4.4 acres, built in phases” and leave the unit count open until you see it on the RERA record. The newer project, by comparison, is a single registration of 725 homes in 3 towers of B+G+14 on about 6.8 acres, which is a larger site with taller buildings.
Configurations and sizes
Ashiyana is a compact-homes project. Square Yards lists a studio of about 345 sq.ft, 1 BHK of 372 and 478 sq.ft, 2 BHK of 650 and 733 sq.ft, and 3 BHK of 899 and 1,059 sq.ft. Homebazaar gives similar figures and labels them carpet area. NoBroker shows a 2 BHK at 733 sq.ft carpet and about 1,047 sq.ft built-up. Settlin lists units between 440 and 1,013 sq.ft, including a 2.5 BHK.
The newer project is pitched a notch larger. Its super built-up sizes are 940–1,157 sq.ft for 2 BHK and 1,194–1,601 sq.ft for 3 BHK, with a small 1 BHK of 543–551 sq.ft whose current availability we haven’t confirmed. Housiey’s single-source carpet figures for it put a 2 BHK at roughly 592–728 sq.ft and a 3 BHK at 752–1,008 sq.ft, which are indicative only. So on carpet area a top-end Ashiyana 2 BHK and a new 2 BHK across the road may be closer than the headline numbers suggest. Always compare carpet with carpet. RERA and status
Square Yards and NoBroker both list the RERA registration PRM/KA/RERA/1250/304/PR/201201/003726. Square Yards also lists a second number, PRM/KA/RERA/1250/304/PR/201215/003748, so ask which registration covers the unit you’re looking at. We couldn’t check either number on the Karnataka RERA portal, so do that before buying. Settlin shows a different ID in an agent-registration format, which isn’t a project registration, so ignore it.
Ashiyana is listed as ready to move, with possession given as June 2025 by both Square Yards and NoBroker. Settlin’s resale listing mentions an occupancy certificate and A khata, but that’s a single seller’s listing, so ask to see the documents. The project across the road has a RERA completion date of January 2032.
Price, as listed
Square Yards lists Ashiyana from ₹34.50 lakh to ₹1.06 crore, at about ₹10,000 per sq.ft. Homebazaar lists units from ₹45.62 lakh. Settlin’s resale listings run from about ₹39 lakh to ₹1 crore, including a 440 sq.ft 1 BHK at around ₹8,864 per sq.ft. NoBroker shows a project range of ₹82 lakh to ₹1 crore.
And here’s a point that’s easy to miss. Square Yards’ ₹10,000 per sq.ft for a ready Ashiyana home is in the same zone as the ₹10,000–10,300 per sq.ft that portals now list for Rhythm of Rain, which launched at ₹9,300 in March 2025. Be careful, though, because portals don’t always apply the rate to the same area basis. Housiey lists the newer project’s all-inclusive range at about ₹54 lakh to ₹1.8 crore (June 2026). Amenities
The amenity lists for Ashiyana are long for a project of its size: swimming pool and kids’ pool, gym, clubhouse, badminton, tennis, squash, basketball and volleyball courts, yoga room, jogging track, library, spa, party hall, children’s play area, pet park, CCTV, power backup, sewage treatment and rainwater harvesting. The planned list across the road is similar in spirit but on a bigger site, with a mini theatre, amphitheatre, skating rink and cycling track among the extras. Ready across the road, or new in 2032?
That’s really the question. Ashiyana gives you a home now, at a smaller size and lower entry ticket, in exactly the same location. You can move in, stop paying rent and see what you’re getting. Its compact studios and 1 BHKs also make it a common pick for investors chasing rental demand from the Whitefield tech crowd.
Sowparnika Rhythm of Rain gives you a newer building, larger 2 and 3 BHK layouts, a bigger site and a long construction-linked payment window. But you wait until 2032 for the RERA date, and you carry the usual under-construction risk. If you need space for a growing family and can manage rent in the meantime, the newer project makes sense. If you need a home this year, Ashiyana is the obvious one to look at.
One practical tip. Spend half an hour inside Ashiyana before you book anything at Rhythm of Rain. Look at the corridors, the lifts, the parking and the water.
