The Sowparnika Rhythm of Rain Phase 2 RERA number is the one detail every careful buyer waits for, and rightly so. As of now the Phase 2 registration is to be announced; it is expected once the builder files the new phase with Karnataka RERA, and we will share it here when it is public.
In the meantime Phase 1 already has its number, and it shows how the process works for this project. Below is what RERA covers, what to look for in the filing and how to use it when you book.
Current Sowparnika Rhythm of Rain Phase 2 RERA status
Here is the simple version of where things stand.
| Phase | RERA number | Status |
|---|---|---|
| Phase 1 | PRM/KA/RERA/1250/304/PR/290125/007454 | Registered |
| Phase 2 | To be announced | Expected after filing |
Until the Phase 2 number is out, details such as unit count, towers and possession date stay “to be announced”. The launch date article explains how the filing usually fits into the launch timeline.
Why RERA matters for buyers
RERA, the Real Estate (Regulation and Development) Act, gives buyers a clear and public record of a project. It is the reason you can now compare carpet areas, timelines and approvals in one place instead of relying on word of mouth.
- Carpet area must be stated clearly, so you know the usable size.
- The promised completion date is recorded in the filing.
- Approved plans and layouts are disclosed.
- Project updates are posted regularly as construction moves.
Karnataka has also worked toward a standard format for sale agreements; Deccan Herald reported on the state preparing a model agreement of sale for builders and buyers, which makes terms easier to compare across projects.
What the Phase 1 RERA tells us
The Phase 1 registration came before the 21 March 2025 launch. That is a reassuring pattern: the project was registered first and marketed after. Phase 1 covers 725 homes in 3 towers on about 6.8 acres, with B+G+14 floors.
It is fair to expect Phase 2 to follow the same order. You can read the confirmed Phase 1 details on the Sowparnika Rhythm of Rain Phase 1 page.
What the Sowparnika Rhythm of Rain Phase 2 RERA filing is expected to show
When the new phase is registered, the filing should answer most of the questions buyers ask today.
- Land area, expected to be about 8 acres
- Number of towers and floors
- Total homes and the BHK split
- Carpet area for each unit type
- Proposed completion date
- Approved site and building plans
The carpet area point is a big one. Phase 1 carpet sizes run about 342–347 sq.ft for 1 BHK, 592–728 sq.ft for 2 BHK and 752–1,008 sq.ft for 3 BHK. Our carpet area guide explains how to read them.
How to check a RERA number yourself
You do not need an agent for this. It takes ten minutes.
- Note the full RERA number from the brochure or price sheet.
- Search it on the Karnataka RERA website by project name or number.
- Match the project name, promoter name and address.
- Download the approved plans and check your unit’s carpet area.
- Look at the completion date and quarterly progress updates.
If the details line up with the brochure, you are on firm ground.
RERA and your booking
RERA also shapes the paperwork. The agreement for sale should match the registered details, and payments under a construction-linked plan generally follow stages of work. Phase 1 buyers were offered construction-linked plans and reported “no pre-EMI till possession” offers; Phase 2 terms are to be confirmed.
Our payment plan article goes deeper on how stage-wise payments usually work.
Builder record and compliance
Sowparnika Projects & Infrastructure has been building since 2003, with 50+ projects delivered across Karnataka, Kerala and Tamil Nadu and roughly 10,000 families housed. Nearby projects such as Sowparnika Ashiyana and The Columns are ready and lived in. That history gives buyers confidence that the Phase 2 filing will follow the same orderly route. See the builder page for more.
Reading the filing like a buyer
A RERA page can look dense the first time. Focus on four tabs: project details, promoter details, approvals and quarterly updates. Project details give you the land and unit numbers. Approvals hold the sanctioned plans. Quarterly updates show how construction is moving, which is lovely to follow once you have booked.
Take screenshots of the key pages on the day you book. It gives you a neat personal record of what was registered at that time.
How RERA connects to price and area
Because carpet area is stated in the filing, you can compare value properly. Divide the total price by the carpet area to see a true cost per usable sq.ft. This is especially handy when comparing Phase 1 and Phase 2 units of similar size.
The expected Phase 2 rate is about ₹10,000–10,500 per sq.ft all-inclusive (indicative), quoted on super built-up area. The price page shows how that translates per unit, and our Phase 1 vs Phase 2 comparison puts both phases side by side.
Location details in the filing
The RERA record will list the address. For both phases it is expected to read Panchamukhi Anjaneya Swami Road, opposite Sowparnika Ashiyana, near Hope Farm Junction, Samethanahalli, Whitefield, Bengaluru 560067. Matching this address with the brochure is a small but useful check. Our location guide maps the nearby schools, hospitals and metro.
Conclusion
The Sowparnika Rhythm of Rain Phase 2 RERA number is expected once the new phase is filed, and it will confirm the land, towers, units and timeline that are still indicative today. Phase 1’s registered number shows the project follows the proper sequence. Bookmark this page, check the number yourself when it appears, and compare it with the brochure before you book.
