The March 2025 Launch

Phase 1 was announced through a press release carried by Business Standard via ANI on 21 March 2025. The headline message was simple: homes in Whitefield under ₹1 crore, at ₹9,300 per sq.ft.

That price stood out. Whitefield has been moving steadily upmarket, and a sub-₹1 crore 2 BHK from a known builder was a strong offer. Since launch, listings have climbed to roughly ₹10,000–10,300 per sq.ft, so early buyers have seen good appreciation already.

The release also mentioned bank tie-ups with SBI, HDFC and Kotak, which made loan processing easier for buyers.

Floor Plans and Sizes in Phase 1

Phase 1 offers 17 layouts across three home types. Every home faces east or north, as stated in the press release.

Type Variants Super built-up (sq.ft) Approx. carpet (sq.ft)
1 BHK 2 543–551 342–347
2 BHK 8 940–1,157 592–728
3 BHK 7 1,194–1,601 752–1,008

The 2 BHK range is the widest, with eight options. That gives families room to choose between a compact two-bedroom and a larger one that almost feels like a small three. Our Sowparnika Rhythm of Rain Phase 2 floor plans page uses these same layouts as the indicative reference for the next phase.

Construction and Towers

Phase 1 has 3 towers, each with a basement, ground and 14 upper floors. Property portals report aluminium formwork (Mivan) construction, a system known for consistent walls and quicker cycle times.

Spreading 725 homes over about 6.8 acres keeps the density comfortable. There’s space between towers for light, air and the landscaped areas.

Amenities in Phase 1

The launch release lists these amenities:

  • Swimming pool
  • Basketball court
  • Jogging track
  • Multipurpose hall
  • Barbecue area
  • Power backup

Portals also report a clubhouse of about 20,000 sq.ft, kids’ pool, gym, indoor games, mini theatre, amphitheatre, courts, cycling track, skating rink, gardens and a kids’ play area. For how these may carry into the next phase, see Sowparnika Rhythm of Rain Phase 2 amenities.

Location of Phase 1

Phase 1 sits on Panchamukhi Anjaneya Swami Road, opposite Sowparnika Ashiyana, near Hope Farm Junction, Samethanahalli, Whitefield, Bengaluru 560067. It’s just off Soukya Road.

Landmark Approx. distance
Sri Sathya Sai Super Speciality Hospital 0.7 km
Nurture International School 1 min
Kadugodi (Whitefield) metro 1.6 km
Whitefield Global School 1.7 km
MVJ College of Engineering 3.8 km
Whitefield Railway Station 6.7 km
Brookefield Mall 7.3 km
ITPL 15–20 min

The metro has made a real difference here. Namma Metro reached Whitefield in March 2023, as Deccan Herald reported, and Kadugodi station is now an easy drive from the site. The full list is on our Sowparnika Rhythm of Rain Phase 2 location page, since both phases share the same address.

Payment Plans and Loans

Phase 1 buyers were offered a construction-linked payment plan, and “no pre-EMI till possession” offers were reported. Combined with the SBI, HDFC and Kotak tie-ups, this kept monthly outgo manageable while construction moves ahead.

Remember the usual extras for under-construction homes in Karnataka: GST at 5%, stamp duty of about 5% plus surcharges, and registration at 2% (raised from 31 August 2025). Our Sowparnika Rhythm of Rain Phase 2 price page shows how these add up.

From Phase 1 to Phase 2

Phase 1’s response is the main reason so many buyers are watching for the next phase. Sowparnika Rhythm of Rain Phase 2 is expected on about 8 acres in the same location, with layouts expected to be similar to Phase 1 and an indicative price of about ₹10,000–10,500 per sq.ft all-inclusive. Towers, unit count, possession and RERA are to be announced.

If you missed Phase 1, the Sowparnika Rhythm of Rain Phase 2 launch offer and builder pages are good next reads.

Who Bought in Phase 1

The buyer mix in Phase 1 has been wide, which is part of why the community feels lively. Young IT professionals working at ITPL and along Whitefield picked up the 1 BHK and smaller 2 BHK homes. Families with school-going children leaned towards the larger 2 BHK and 3 BHK layouts, drawn by Nurture International School being so close.

There were investors too, many of them looking at rental demand from the metro corridor and the hospital nearby. And a fair number of buyers already lived in Sowparnika Ashiyana or knew someone who did, so the builder name carried weight.

Visiting the Phase 1 Site

If you’d like to see Phase 1 in person, it’s easy to combine with a look at the neighbourhood. A simple plan for a Saturday morning:

  • Start at the Phase 1 site on Panchamukhi Anjaneya Swami Road and see the towers rising.
  • Cross over to Sowparnika Ashiyana to see a finished Sowparnika community.
  • Drive to Kadugodi metro station to time the trip.
  • End with a quick pass by the school and Sri Sathya Sai hospital.

Our photos page has images if a visit isn’t possible right now.
